Dear Lakemont Cove residents; I apologize: you will not be blocked out, but access to your driveway will be limited. We are doing only the east side ½ of Pennyroyal from Sweetgum to Pelican Landing Parkway.

 

During this entire time access to your homes will be limited and restricted to residents only; no vendors will be allowed on the streets during this time, so please be sure to inform any service personnel of these restrictions. There has been too much harm done due to vendor negligence in other areas to risk damage to the new sealcoat, Lakemont Cove Roads or residents’ personal property.

Also please be aware that during this timeframe two way traffic on Pennyroyal Drive will be sharing one lane and everyone should drive slowly and with caution. If you need to make way for another car, please pull onto the curb and not into the part of the road being sealcoated; the product can track and will get on your car and we cannot assume responsibility.

In Lakemont residents tried to monitor their coming and going by planning to leave their homes at a quarter to or a quarter after the hour while residents returning attempted to arrive on the hour and the half hour. There is of course no way to monitor or enforce this, but it would

 

help you to avoid meeting oncoming traffic from the other way.

Should there be any bad weather between now and then, of course this schedule could be pushed back a day or two. Please be sure to keep yourselves updated by watching channel 96 or going to the website: www.pelicanlanding.org  

 

The second ½ of Pennyroyal from Sweet Gum to Pelican Landing Parkway – west – is scheduled to be sealcoated at a later date:

Please be aware that during this time period access to the Lakemont Cove entrance will be inaccessible; however cars can be parked nearby along Pennyroyal on the other side Sweet Gum and in the Community Center parking lot. Please be sure to plan your days accordingly and inform any service vendors that they will not be able to access your driveway on these days. If you have special needs, arrangements can be made for transportation from your home to your car. Please call the office in advance at 947-5977. Do keep in mind that any inclement weather could push this schedule back, but it will be kept up to date on the 

website – www.pelicanlanding.org - and channel 96. We thank you in advance for your cooperation and patience.

Re: Lakemont Cove Roofing Issues

Dear Brad:

We have received the correspondence regarding roof leak claims involving Lakemont Cove at Pelican Landing.

Because the Lakemont Cove condominium buildings are more than 10 years old, both the roof warranty and Florida's ten year "statute of repose" for construction defect claims have elapsed.  For this reason, Centex is unable to accommodate your request for repair. Centex will continue to inspect, and where appropriate will provide repairs to roofs on residences that are less than ten years old. Homeowners should continue to look to the Condominium association for repair of ordinary wear and tear, including repair of damage caused by hurricanes and tropical storms.

LINT OUT will be cleaning dryer vents from outside of the building to the point where the dryer attaches to the inside wall.  The cost of the exterior lint cleaning will be paid by Lakemont Cove Association. 

DATE OF SERVICE: Thursday, April 24th and Friday, April 25th

 

PLEASE NOTE: Homeowners interested in having their dryer/exhaust hose cleaned from inside the unit must contact LINT OUT at 239-332-5468. Inside cleaning will be done on Monday, April 28th and the cost per unit is $30 payable by each homeowner. 

If you wish to have the interior cleaning done and are unavailable on April 28th, please coordinate access with your home watch or your neighbor.
