Notice of Executive Board Meeting

January 13, 2010

Minutes

The Lakemont Cove Board convened at an executive meeting on Wednesday, January 13, 2010 at the Lakemont Cove clubhouse, 24711 Lakemont Cove Lane, Bonita Springs, Florida. Directors present were Wayne Klinkhamer, Jim Murphy, Keith Pitcher, Rich Diederich and Denis Avagliano. Brad Thomas, Sandcastle Management was also present at the meeting.

1. Call to Order, Determination of Quorum, Proof of Due Notice & Established Quorum

The meeting was called to order at 3:05 PM by President, Wayne Klinkhamer. It was determined that a quorum was present and proof of notice was accepted.

2. Wayne Klinkhamer opened the meeting and Brad Thomas stated roofing specifications have been submitted to David Gracie, roofing engineer. Cost estimate for the roofing engineer proposal is $3,200. The following representatives from Colonial Roofing were at the meeting to discuss roof replacement at Lakemont Cove. Chris Rakos, VP and General Mgr., John Hustwick, Supervisor Estimator and Todd Pflauer, Business Development and Sales Manager. The Colonial Team also provided a question and answer session for the homeowners in attendance and samples of roofing materials were also shown at the meeting.

Colonial Roofing provided a brief history of the company—32 years business experience, of which approximately 80% is project management for condo related activity. A final proposal bid will be supplied by Colonial and other roofing contractors bidding for the job upon receipt of

the final roofing specifications from the engineer.

The topics discussed included the following: roof materials and underlay/plywood, full replacement vs phased approach, financing the project, PLCA approval, Bonita Springs building permits, 5-10 year workmanship warranty, maintenance of new roofs, insurance savings with new roofs, etc. The purpose of the executive meeting was to discuss roof replacement and the associated program deliverables. Wayne Klinkhamer and Keith Pitcher are scheduled to meet with PLCA on Thursday, January 14, 2010 to discuss our roofing project.

3. Brad Thomas will recommend financial institutions and contacts to meet with for project financing. Brad will also obtain names of roofing engineers to provide technical specifications for the bid process.

The meeting was adjourned at 4:45PM.

Re: Lakemont Cove Roofing Issues

Dear Brad:

We have received the correspondence regarding roof leak claims involving Lakemont Cove at Pelican Landing.

Because the Lakemont Cove condominium buildings are more than 10 years old, both the roof warranty and Florida's ten year "statute of repose" for construction defect claims have elapsed.  For this reason, Centex is unable to accommodate your request for repair. Centex will continue to inspect, and where appropriate will provide repairs to roofs on residences that are less than ten years old. Homeowners should continue to look to the Condominium association for repair of ordinary wear and tear, including repair of damage caused by hurricanes and tropical storms.
